This is one of the most important things to know as an Illinois buyer: Illinois closings almost always involve a real estate attorney. Unlike many other states where title companies run the show, Illinois has a strong tradition of attorney involvement throughout the transaction โ not just at the closing table, but during the contract review and negotiation phase as well.
Your real estate attorney will typically review the purchase contract, handle any title issues, prepare the closing statement (HUD-1 or ALTA), and coordinate with the title company to ensure a clean transfer of ownership. Attorney fees for a straightforward Illinois residential closing typically run $500โ$1,500, depending on complexity and location.
Illinois is also a "wet funding" state, meaning funds are disbursed at closing rather than after recording โ so the seller receives their proceeds and the buyer gets the keys on the same day documents are signed.

Effective property tax rates vary enormously โ from around 1.5% to over 3% of a home's assessed value depending on the county, township, and local taxing districts.
Illinois has over 8,000 local taxing districts โ more than almost any other state. That means two homes a mile apart, or even on the same street, can carry dramatically different annual tax bills based on which school district, fire protection district, park district, and other taxing bodies apply.
Illinois property taxes are typically paid in two installments โ the first in June and the second in September, though timing varies by county. Your lender will set up an escrow account to collect monthly reserves so these payments are handled automatically when they're due.
Illinois home prices vary dramatically by location. The Chicago metro and north/northwest suburbs carry some of the highest price points in the Midwest, while central and southern Illinois offer significantly more affordable options. Understanding where you're buying matters a lot.

VA loans โ available to eligible veterans, active-duty service members, and surviving spouses โ offer $0 down and no PMI in Illinois. If you've served, this is almost always your best option.
